Referencing & Right to Rent Checks:
All offers are subject to passing referencing and right to rent checks. You contact details will be provided to a third party refencing company and they will contact you directly. Subject to you passing referencing, all tenants will be required to attend our office with original documents in order for us to complete the right to rent checks.
The
Agreement:
Once we have completed the necessary checks, we will send out your tenancy agreement via DocuSign for all parties to read and sign.
Prior to the move in date:
Your deposit (5 weeks rent) and first months’ rent (Unless otherwise agreed) will need to be paid 3 working days prior to the tenancy start date.
Please note that if any of the above have not been completed, this will delay your move in date and keys will not be released to you.
On the tenancy start date:
An inventory clerk will meet you at the property at an agreed time to complete a full inspection of the property. Once the inspection is completed, they will hand over keys and you will be able to then move your items into the property.
Change of
tenants:
If an AST is in place and only one tenant wants to vacate, a change of tenant will be required. This is subject to landlords consent and can only be done once every 6 months and after any break clause. A fee of £41.67 + VAT will be due from the vacating tenant.
