Modern living room

Standard Fees:

  • Tenant find only – 8% + VAT of the agreed rent for the entire term.

  • Letting & Rent Collection – 10% of the agreed rent for the entire term.

  • Letting, Rent Collection & Full Property Management - 15% +VAT of the agreed rent for the entire term.

  • Rent Collection & Full Property Management – One off set up fee of £400 + VAT and 7% + VAT on rents received.

Additional Fees: (Excluding managed properties)

  • Arranging referencing, right to rent checks & preparing the tenancy agreement - £300 + VAT

  • Deposit protection, holding & return - £100 + VAT and £50 + VAT at renewals

  • Renewal addendum & updating tenant records if required - £150 + VAT

  • Change of tenant referencing, right to rent checks, new agreement & re registering deposit - £150 + VAT

  • Key holding - £100 + VAT per annum

  • Arranging & keeping up to date compliance records - £50 + VAT per compliance plus cost of contractor

Additional Fees: (Applicable to all)

  • Out of hours call out - £150 + VAT per hour including travel time (Can be included for managed properties for an additional 1% +VAT on receipt of rent)

  • Handling insurance claims - £150 + VAT plus 5% + VAT of total claim

  • Project Management for major works or refurbishment – 10% + VAT of total cost

  • Vacant Property Management - £150 + VAT per month

Services included for managed properties:

  • Keeping up to date records of your property and tenancy on our property software (Alto)

  • Keeping up to date log of maintenance on our tenant & landlord portal (Fixflo)

  • Arranging referencing, right to rent checks & preparing the tenancy agreement

  • Collection of rent and deposit

  • Deposit holdings and protection. Protected with annually with My Deposits.

  • Deposit negotiations and returns

  • Renewal addendum & updating tenant records if required

  • Change of tenant referencing, right to rent checks, new agreement & re registering deposit

  • Bi-annual flat inspections – Landlord to be sent report following visits

  • Hold keys throughout the tenancy term

  • Arrange general maintenance and compliance tests (EPC’S, Gas Safe Certificates, EICR’s) within your property.

  • Arrange payments and keep record of invoices.

  • Advise utility providers of new tenancies and vacant periods

  • Maintaining up to date financial records of income and expenditure on your property

The Landlord will be liable for the cost of inventories, compliance checks and maintenance works within their property. These costs will be deducted from the rent statement.
